OREGON GOLF CLUBHOUSE CONVERTED TO RESIDENCE

I am needing assistance finding a carrier who will write a standard homeowner policy for
a golf clubhouse converted to a residence.

Details:

Golf course on 32 acres
Seperate 2.6 acre parcel with clubhouse
Built 1991
2400 Square Feet
Mortgage in personal name

Non Auditable General Liability Policy

I have a general contractor in Oregon who has a non-auditable policy with United Specialy Insurance.

Is anyone familiar with this surplus lines company or know of any client experiences?

He pays a big chunk of premium and I can't see how they can promise he won't be audited.
