coverage on property with adult foster care business

I am looking for homeowners or property coverage for just the property. where an adult foster care business is being conducted not looking for the GL but coverage for the property. Anyone got any ideas? State is Oregon

the property shouldn't be an issue, i have never heard of Adult Foster care, but wonder if you mean Adult day care? If it's in a private home, the Homeowner's insurance policy would cover the property. If it's in a commercial space, you can insure just the property. You may have to go surplus lines if you need only property in a commercial space, if so, let me know!

Try Smith Bell & Thimpson out of Vermont.

I would not try Smith Bell & Thompson unless you have no other Standard or Preferred markets to Access. This is not a tough line of business. Hartford, Safeco, CNA, any carrier should be willing to write this property coverage.

If it's in a home, coverage for business personal property would be limited. I believe the ISO limit is $2,500 for personal property used AT ANY TIME or IN ANY MANNER for ANY business purpose. I'm not sure what ladybroker was referring to, but I haven't seen any wording more liberal than this. Some direct writers may have a limit that is higher though.

I don't think that you'll find a standard market for an HO-3. I used Monticello through Superior U/W for one where I had an HO-3 with the PE&O for the adult foster care several years ago. I think that MId-Valley GA http://www.midvalleyga.com/ would be a better choice right now with or without the PE&O.

If your client is a 501(c)(3) non-profit organization, you may want to try a Risk-Retention group that I use, The Alliance of Nonpprofits for Insurance. You can find them on the web at http://www.ani-rrg.org. They are great to work with! Good luck!

Hello again! Yes, there would be some limitations on the property, but if this is run like a home day care, the majority of the property is the Homeowner's...you can't really insure a private residence under a commercial policy, so I thought this was probably the easiest way to go, since the prospect likely already has an HO policy in place.

adult foster care is in a home as it is residenital program - not a day program. The clients live as a family, usually 3-5 in a home, similar to a group home. As previously stated, Travelers is a good home for this.

I had a tenant-homeowners in Portland who operated an adult foster care/day care out of the home he was renting. The company wanted off (not due to the property issues but due to the liability issues, even though he had a commercial policy, since they could still be liable). None of my standard carriers would touch it, I had to quote it via a general agency.
