DWELLING FIRE COVERAGE FOR MULTIPLE UNITS OREGON

I am looking for coverage for 9 duplexes and 2 single family homes for a client in Oregon. The homes are in good condition and most are built in the 50's thru 70's with 1 single family built in 1920. This home will most likely be torn down and replaced with new once the economy improves. All the homes are occupied.

I would like to stay in the standard market but most companies have a limit and won't insure so many. Should I look at insuring them with more than 1 company? One home is in the company name (the one that may be torn down) and the rest are under personal name. Liability limits should be at least 500,000.

I quoted thru Fidelity but the maximum liability is only 300,000.

Any ideas or suggestions?

you will likely have to split up the rentals. Safeco and Travelers will do stand alone rental homes as long as they are properly updated wiring, plumbing etc... Safeco's limit is 16 rentals and Travelers is 9. So I recommend you find a company that will take the owner occupied's as supporting and whatever rentals they will fit in and then use one of these companies that will write stand alones to fill out the rest. I have gotten an accomodation from Unigard to allow unlimited rental homes for a customer that had a nice rounded account to go with, but you would need to check with your underwriter on that if you have then as a company.

Will I be required to provide pictures on all of the properties? All are in good condition with maybe the exception of one. This is one of the single family homes that will most likely be torn down and replaced once the economy improves. It has a tenent but was built in 1920. Is there a company I should look in to who would be more forgiving on condition given the age of the property?

Also, if I split between Travelers and Safeco can multiple properties all be billed together or would it be a seperate policy for each property?

Is there a company out there who would be willing to write an stand alone excess liability policy to cover all these rental homes as well as as his underlying general liability? He's a homebuilder.
