I am working on the assumption that your roof is valued at Replacement Cost, which replaces damaged materials with new materials of like kind and quality.
If you replace the damages tile with materials of of a lesser kind, you may get a reduction in the amount the claim pays out.
Keep in mind that payment of claims is based on the principle of Indemnity. That is, restoring the insured to the position they were in before the loss.
PS, I am glad I do not live in a condo. I always feared condo boards acted in this fashion.

Unfortunately in the world of some of the direct writers, they do pay the insured direct. My own roof was destroyed by a windstorm last summer and by 10 am a St Farm adjuster came to my house, got up on my roof and by 2 pm I had a check in my hand - made payable to me only. It was then up to me to decide how to spend it. As long as this practice continues, this debate will go on.
