Nuts & Bolts: Los Angeles-based Lemac & Associates has added a new market for residential contractors in California. This is a non-admitted market for contractors including wrap-ups for single family and multi-family projects, residential generals (can do project specific), artisans, EIFS contractors and most classes of commercial contractors. Eligible accounts musts have an effective date of Jan. 1 2006, or later.
Dollars: Minimum premiums and details are as follows:
Wrap-Ups have limits up to $1million/$2 million, and must have 10 years completed operations. Minimum premium is $200,000. Minimum deductible is $25,000. For tracts up to 100 homes, and condominium/townhomes up to 20 units per project.
Residential General Contractors include up to 15 homes per year, all of which can be in one development, minimum premium is $20,000, and minimum deductible is $5,000.
Residential Artisan Contractors is for tract and condo/townhome work only if doing infrastructure work such as utilities, sewer and water and street and road. Minimum premium is $20,000; minimum deductible is $5,000.
Almost all classes of commercial contractors are eligible. Minimum premium is $20,000; minimum deductible is $5,000.
