Commercial Property Managers

Nuts & Bolts: The Hartford Financial Services Group, Inc. has expanded its real estate insurance program to offer property and liability coverage to owners and managers of retail, industrial, and office properties, whose primary source of income is rental receipts from these properties. Many of the options and features are made available through the company’s new Supplemental Property Insurance Coverage Endorsement for Real Estate, a complement to the broad Property Choice policy, which includes business income coverage for reduced or lost rental receipts; when a covered cause of loss at an adjacent property limits access to the policyholder’s property; and when property is restored after a covered loss and results in a tax increase.

Contractors’ General Liability

Nuts & Bolts: Golden Insurance Co. RRG has extended its primary commercial general liability coverage for builders, general contractors and artisans to $1 million/$1 million beginning in Jan. 2007. Most builder trade classes will be considered. Extended tail coverage of two or three years may be purchased. Project specific, premise only and $1 million excess coverage is also available. It will be primarily marketed to contractors involved in condo/townhome, homeowners associations and multi-family projects. Premiums will be rated off-payroll for artisans; off of gross receipts for general contractors.

Dollars: Up to $2 million occurrence/$2 million aggregate. Minimum premiums are $3,500 for most artisans and $5,000 for general contractors, roofers and plumbers. Deductibles are offered at 1,000/$2,500/$5,000/$10,000. Higher SIR will be considered on a case by case basis. Policy is 25 percent earned and fees include a fully earned 5 percent subscription fee, applicable state tax and a flat $250 or $500 policy fee. Premium financing is available. Commission to producers is 12 percent.
